About the Game

Your building. Your rules. Your nightmares.
Office Manager is a strategic office building management simulator where every decision affects your bottom line. Turn an empty lot into a thriving corporate complex, rent spaces to demanding companies, and handle daily crises in real time. Will you survive fires, thieves, and disgruntled managers, or will your empire go bankrupt?

Build Everything from Scratch
Walls and floors are just the beginning. A true manager must think about logistics and utilities.
Complete control: Design your building using over 14 different room types—from open-space offices to research labs and server rooms.
Infrastructure: Build electricity, water, and internet grids. Every desk and coffee machine consumes energy that you have to pay for.
Space optimization: Monitor noise heatmaps and lighting. A noisy generator next to a break room will cost you tenants.

Satisfy Needs, Maximize Profit
The companies in your building employ real people who have their own daily routines and limits.
Needs simulation: People need to use the toilet, eat, and relax. Neglecting their needs leads to a drop in productivity.
Company ratings: Companies rate your building across four dimensions: Services, Reliability, Quality, and Decoration. Try to keep everything highly rated.
Commitments: Receive emails from CEOs with expansion requests. Missing a deadline means your reputation will take a hit.

Hard Business and Numbers
This isn't just about putting up walls; it's about building a functional economy. Become a ruthless landlord!
Your own employees: Hire your own elite staff—security guards, receptionists, or analysts—and assign them to specialized tasks.
Financial analytics: Track your daily cash flow down to the last cent, optimize energy costs, sign lucrative service contracts, and apply for bank loans in a crisis.
Tenant market: Choose the best offers on the market, negotiate rent, and kick out companies that are no longer profitable.

Survive the Unexpected
Reality will eventually throw a wrench in the works. Crisis management will test how well you've prepared your building.
Thieves & Security: Criminals will target your property. Install camera systems and hire guards for early detection.
Fires: Make sure to protect your building against potential fires; buy smoke detectors and catch problems early!
Hackers & Vandalism: Fight off cyber attacks on your servers and send maintenance workers to scrub graffiti off the walls so you don't scare away luxury clients.

From Empty Lot to Tech Giant
Your ambitions must have no limits. Expand, research, and dominate the market.
Research tree: Lock your team of analysts in the lab and earn XP. Unlock advanced technologies across 6 different categories (Building, IT, HR, Services, Management, Security).
Scaling: Expand your building and attract the world's biggest corporations that will pay astronomical amounts for rent.

Steam Patch Notes
Official update history
New
- The Calendar has a switch to turn the Automatic planner off. It only shows once you've researched it. With it off, meetings and conferences come in as requests again and you plan them yourself.
- You can now change a room's type by drawing the new room right over it. Tiles of the other room type are replaced, tiles of the same type stay as they are (including the tenant). No more bulldozing a room you tagged wrong.
Game speed
- Game speed can always be changed again. Pausing during "skip to next day", a lag spike at full speed or loading a save during a skip could leave the speed buttons dead for the rest of the session. Picking a speed now simply cancels the skip.
- After loading a save the pause button shows the real state. It used to look paused while the game was running.
Performance
- Big buildings with lots of cables and pipes no longer stutter. Electricity, water and internet were recalculated in a very slow way every second, which got worse the more you built.
Building
- Copy mode works as described: click an object to copy it, then click where to place it. Before, clicking an object did nothing and copying only worked by dragging with the right mouse button.
- Fixed a crash when pasting after building something by dragging.
- You can no longer click a builder, supplier, thief or police officer and send them somewhere. That was a leftover from development and broke what they were doing.
Tenants & research
- Research progresses again when you run many projects at once. With several research projects running, your analysts' work could round down to zero and nothing moved.
- A company that is losing money can no longer lay off all of its staff. Companies that already ended up with nobody hire their starting team again when you load the save.
- The penalty when a tenant leaves after complaints is much lower (5x the daily rent, at least $2,000, instead of 25x and at least $5,000).
- BizSpace shows offers right away after you start a new game. It could stay empty for days if you had been playing another game before.
Campaign
- If you built your first office differently from the highlighted plan, the campaign now continues once the checklist is done instead of waiting forever.
Other
- Overwriting a save now shows the new save time right away, so it's clear the save worked.
Thanks to everyone who sent bug reports and wrote on Discord and Steam, they helped a lot!
New in sandbox
- New option "Everything unlocked" on the New Game screen. All research is done from the start, so every object, room and staff type is available right away without earning XP. It's on in the Creative preset and can be combined with any custom setup. Achievements are off for these games.
Stability & performance
- Fixed a big memory leak when loading a save or switching between lots. Every object loaded its own copy of the graphics and never released it, so the game got slower with every lot switch, froze and eventually crashed ("Out of memory"), mostly on integrated graphics.
- This also fixes objects disappearing from your buildings. When memory ran out during loading, part of the objects didn't load and the autosave then saved the lot without them. Objects that are already lost won't come back, but an older save from before they disappeared still has them.
- Loading big saves and switching lots is now much faster.
Staff
- Shifts that go past midnight now work for cleaners, technicians, receptionists, managers and analysts. A shift ending at midnight (e.g. 16:00–00:00) used to never start at all.
- The receptionist no longer gets stuck walking to a chair that's no longer in the reception after you rebuild it (e.g. split it into two rooms). They now find a new chair in the reception.
Supplies
- The supplier no longer gets stuck after restocking on the Business District and Downtown lots. He was walking to a van spot that only exists on the first lot.
Security
- Arrested thieves get taken away by the police again. They used to stand back up after being arrested, pick a new target and the police car left empty. The same fix applies to hackers and graffiti sprayers.
- Guards now respond when a camera spots a thief, vandal or hacker. The game sometimes sent an off-duty guard who was at home, so nobody went at all.
- Catching a thief, vandal or hacker now raises your reputation as intended. It used to lower it slightly.
Other
- The company search in BizSpace now has a "Large" filter.
Thanks to everyone who sent bug reports and wrote on Discord and Steam, they helped a lot!
Employees & NPCs
- Fixed employees standing still all day and night when their company's kitchen had no fridge. They now only go to lunch if there's a fridge, and employees already stuck go back to their desks.
- Companies no longer complain about bad layout because of the walk from the street or parking lot to the door. Only walking inside the building counts now.
Supplies
- The supplier restocks vending machines and water dispensers again. One unreachable pallet used to make him give up on everything and drive away.
- The supplier can now reach objects from the side when the tile in front of them is blocked.
Rooms
- The room bulldozer now works without picking a room type first. The bulldozer cursor and the red selection are shown, and rooms get removed.
- Choosing "Select company" in the room inspector now frees the room, so you can move a tenant to a better place.
Commitments & Companies
- Campaign: workstations you build for a company's expansion request now count reliably. A random roll could drop the request before, so desks built after the request didn't count.
Campaign
- Fixed the campaign getting stuck on "Watch your building - a night surprise is coming". Saves already stuck there continue on their own.
Other
- ESC now closes the end-of-day summary at midnight.
- Security cameras from your previous office no longer show up on the grass after moving to the city.
- "Large Parking Lot" research is now translated in all languages.
- Fixed e-mails failing to load from some saves.
Thanks to everyone who sent bug reports and wrote on Discord and Steam, they helped a lot!
Stability
- Fixed the game freezing and crashing after a few hours of play (out of memory caused by the room build menu).
Employees & NPCs
- Fixed employees, security guards, analysts and coworkers getting stuck in the restroom. Sinks placed against a wall or facing another sink now work: NPCs wash their hands standing at the sink, and skip it if it can't be reached at all.
- Employees now go to the nearest coffee or vending machine instead of the one closest to the entrance.
- Companies no longer complain about bad layout because of time spent on the toilet, at lunch or on a break. Only walking time counts now.
- Builders no longer get stuck when you move an object and then immediately move it again.
Supplies
- The "empty" icon is shown above empty coffee and vending machines again.
- Your deliveries refill coffee and vending machines again, even when a company's own supply van is on the lot.
- The daily delivery is only charged when it actually arrives.
Commitments & Companies
- Promised workstations for a company's expansion now count once they're built. Before, the commitment could fail even though the desks were ready.
- Accepting a company's tier upgrade no longer leaves an "overdue" commitment behind. Saves with an old stuck commitment clean up on their own, without a penalty.
- Firing an employee now cancels all their meetings and conferences.
- The end-of-day summary is no longer skipped after loading an older save.
Campaign
- After researching Rooms and Kitchen early, the task now says "Wait until midnight" instead of just "Wait". The campaign was never stuck, it was waiting for midnight.
Building
- Fixed painted floors turning bright yellow after loading a save.
- Bulldozer: clicking a tile already marked for demolition unmarks it.
- Bulldozer uses the normal grid while the paint tool is selected, and the color picker returns afterwards.
- Painted walls keep their color while marked for demolition.
Saves & Other
- Saves are now stored in UTF-8. Names in Cyrillic, Chinese and other scripts are saved correctly, including when moving saves between PCs through Steam Cloud. Old saves load as before.
- Bug report screen: tidier layout, the cooldown is shown in seconds.
Thanks to everyone who sent bug reports, they helped a lot!
Crash fixes
- Fixed a crash when firing a receptionist who hadn't reached their desk yet.
- Fixed a crash when switching to the bulldozer while painting walls.
Building & bulldozer
- Painted walls marked for demolition now keep their color while they blink red.
- The bulldozer now uses the normal grid even when you had the wall paint tool selected, so it no longer demolishes
in quarter tiles. - When you switch the bulldozer off, you're back to painting with the fine grid and the color picker.
- New: Click a single tile that's marked for demolition to unmark it. Dragging over an area still marks everything in it.
- Removing a security camera no longer turns all other cameras black.
- Searching for a missing item from the room info panel now finds it in the build menu even when a category filter is active.
Companies, campaign & employees
- Fixed the end of day sometimes not showing an older save. Commitments due that day are now evaluated properly again.
- When a company fires someone, all their meetings and conferences are cancelled, whether they were leading or just attending.
- Finished research that still showed as locked is now unlocked when you load the save. The campaign no longer asks you to research something you already have.
- Dirt complaints only count dirt you can ager complain about a clean office becausethey walked over the sidewalk.
- You now get a notification as soon as a coffee machine or vending machine runs out, before the complaints start.
Bug reports
- You can now attach your saved game to a bug report. It lets me load your exact situation and find the problem much faster.
- Reports now include more of the game log and the full error details.
- Reports with a JPG screenshot no longer fail to send.
- The bug report screen is tidier, and the cooldown now tells you how many seconds to wait.
- The game now logs stutters and frame drops in more detail, so I can track down performance problems from your reports.
As a solo developer I really appreciate every report and every review. If something still doesn't work right, use the in-game bug report (pause menu) and attach your save. It helps me a lot!
Fixes
- Companies now complain about unmet requirements. When a room becomes too small, loses equipment or a meeting room goes missing, the company now tells you. Before, its employees silently stopped coming to work while rent kept coming in, with no warning.
- Wall-mounted objects count toward requirements. A TV hanging on the wall of a company's room now counts as their required TV, so they no longer complain about it missing.
- Clearer equipment complaints. The "missing equipment" complaint now lists exactly what is missing and how many, e.g. "tv (0/1)", instead of showing "{0}".
- Accurate requirement list. A company's requirement list in Office Manager now shows the real number of built objects (1/2 instead of 0/2) and matches the complaints.
- Coworking seats with 2-tile and corner desks. A seat now works when electricity and internet reach any tile of its desk. This fixes the campaign coworking task "Connect electricity and internet to every seat" that could not be completed.
- Loans stay in their own game. A loan taken in the campaign no longer shows up in a sandbox game, and loans are no longer lost when switching between lots.
Another day, another patch!
Meetings & Conferences
- Fixed meetings being cancelled right after you scheduled them. A meeting planned for the next morning no longer disappears and gets replaced by a new request.
- Removing a company from a meeting room now cancels its meetings in that room right away, and the company plans a new one in another meeting room it has.
- Cancelling a meeting no longer sends employees from home back to the office.
- Fixed a crash when a conference was held in a conference room that had been demolished or rebuilt.
Lease Extensions
- The "lease ends soon" reminder emails now let you extend, negotiate or decline directly, so you don't have to search for the original request.
- Companies whose lease you already extended once now ask for an extension again at the end of the new lease, instead of quietly moving out.
- Unanswered extension emails from companies that have already left no longer pile up in your pending decisions.
Campaign
- Fixed the "Wait for the first meeting request" task of the second company not completing when the Automatic Planner research was already done.
Building & Rooms
- Corner desks now work as workstations in every rotation. The room info no longer reports "chair without desk" for them. This also fixes coworkers at corner desks.
- Hiring cleaners and building the cleaning room now require the Cleaners research, as intended. The cleaning service
you order is not affected. - Fixed builders that could stand still forever at a construction site.
Employees
- Employees, analysts, managers and security no longer get stuck when no toilet is free or reachable. They go back to
work and try again a bit later.
City Map
- Districts now open their details on click, and the panel appears above the selected district. Previously, hovering the left district covered the middle one so you couldn't select it.
- Hovering a district shows a "Click for details" hint.
Other
- Starting a new game no longer carries ovelayed game.
- The Internet page in the in-game browser has a cleaner, more compact plan usage box.
Keep the reports coming. You can send them anytime via the in-game bug report button.
Campaign
- Fixed the campaign stopping after Unreal Uncivil Architects move in. If a story dialog appeared inside the PC and the PC was closed (or the game was saved and loaded), the campaign stalled with no tutorial message. The dialog now reappears and the campaign continues. Saves that are already stuck continue automatically after loading.
- Fixed the campaign getting stuck at the "find a company" step after closing the help with ESC.
- You can now fire your own employees at any time during the campaign.
Employees & NPCs
- Tenant employees who can't reach their desk no longer stand at the map edge forever. If the entrance is blocked or the only door is reserved for another company, they go home and try again the next day.
- New complaint: tenants now tell you when their employees couldn't get to work because no path leads to their offices, instead of complaining about a bad layout.
- NPCs can now find long routes through large or maze-like buildings (e.g. cleaners or coworkers who couldn't find the entrance).
- Builders now work from whichever side of a wall or object they can reach.
- Analysts with no reachable desk no longer cause FPS drops.
- Suppliers skip shelves they can't reach instead of retrying constantly.
Saves
- Cleaners, technicians and security guards keep their names after loading (they used to show as "Unknown"). In existing saves they get a new name.
- Fixed some NPCs disappearing after loading a save.
Crashes
- Fixed a crash when a coworker's desk lost its support (e.g. demolishing the floor or wall under it).
- Fixed a crash at midnight related to fire prevention coverage.
Other
- The bulldozer now always starts in normal demolition mode. It used to remember the last cable/pipe filter and silently ignore furniture and walls.
- Company shelves no longer show the empty-supply icon (tenants restock their own shelves).
- The $100,000 balance achievement no longer unlocks right at the start of the campaign.
- Commitment notifications are now translated.
Thanks for all the reports – keep them coming via the in-game bug report button or on Discord!
Fixes
- Fixed a crash when removing a meeting room with the room bulldozer while a meeting was scheduled in it.
- Fixed a rare crash at midnight related to fire prevention coverage.
- Fixed the campaign getting stuck after the Dunder Muffin tier upgrade (after completing the workstation goal) if the upgrade e-mail was answered early. Affected saves will continue automatically after updating.
- The "Shared Meeting Rooms" research now also applies to meeting rooms you built before researching it – you can assign multiple companies to them. Existing saves are fixed on load.
- Security cameras and other wall objects can now be placed on walls with a junction to the right.
- The bulldozer now always starts in normal demolition mode ("Other") – previously it could stay limited to a previously selected cable or pipe type.
- Coworking guests now use toilets in all bathrooms open to the public.
- Suppliers no longer get stuck trying to reach a shelf they can't get to (walled off or behind locked doors) – they skip it and refill the reachable ones.
Balance
- Sandbox: lower crime. Every bit of security (guards, gates, cameras) now reduces the chance of break-ins, graffiti and hackers – previously it had almost no effect until your building was very well secured.
Improvements
- If an analyst can't find a usable workplace in the SitPort Lab, you now get a notification explaining what's missing (a chair at a desk with a computer that has power and internet).
- The room inspector now shows "Functional workplaces" with the reasons why a spot doesn't work for the SitPort Lab too, not just for Workspaces.
- Company shelves no longer show the "empty" icon – companies restock their own shelves automatically at their own cost.
