Official update history
• Partial-year depreciation now follows FOS's simplified monthly model when a property is acquired during the year.
• Depreciation now also stops correctly at the month a property is sold, preserving the sale-year deduction through that month.
• Annual Reports now use completed reporting periods more consistently and better distinguish property operating performance from actual checking-account movement.
• Cash-flow reporting has been clarified around Property Operating Result, Cash Outflows, and Net Checking Change.

• Reworked employee workload so uncovered work is tracked by the current period instead of building into an ever-growing historical backlog.
• Property Management, Leasing, and Maintenance staffing can now scale beyond the old limits as portfolio workload grows.
• Staff capacity now drives real operational value, including maintenance labor savings, leasing follow-up, and eligible delegated decisions.
• Existing saves with accumulated workload are migrated automatically. Historical backlog is converted safely without changing prior cash, occupancy, completed operations, or financial history.
• Fixed a cash-accounting issue where Ranch revenue/expenses could be overwritten by later month-close activity.
• Fixed the Month Closed screen so Bank Balance reflects the actual completed month instead of including certain next-period cash activity.
• Fixed clipped value labels on the Summit Books net-worth chart.
• Fixed Holdings / Ranch navigation so the standard Close button remains available.
A big thank you to everyone sending saves, screenshots, and detailed reports. Some of you have built family offices far larger and longer-running than I ever expected, and those saves have been incredibly useful for finding issues that simply do not appear in shorter test runs.
As always, please keep the reports coming if something looks off.
Highlights:
• Accounting reconciliation has been corrected so financial reporting remains consistent across longer saves.
• NNN lease renewals now properly reset to current market rent when a lease renews. Existing signed rent remains fixed during the active lease term.
• Insurance renewals now use a stable property insurance basis rather than compounding previous renewal increases over time.
• Storage occupied-rent controls now provide clearer previews showing how many selected units will be included, which units will not be included, and why.
• Storage rent changes now clearly explain the $5 increment rule.
• Unit Turn controls have been improved, including easier-to-find bulk selection for vacant units and clearer asking-rent guidance.
• Staff now provide more direct operational value through property management, leasing, maintenance, accounting, and office operations rather than relying on passive bonuses.
• Recruiting and HR screens have received usability and layout improvements.
• Property Management now lets you sort your portfolio by oldest acquired, newest acquired, or name.
• Several navigation and onboarding issues have been cleaned up, including app-close controls and tutorial prompts appearing outside their intended context.
Existing saves remain supported. No new game is required.
Thank you to everyone who has shared saves, screenshots, questions, and feedback during Early Access. Several of the fixes in this update came directly from those reports.
• Governing Documents are no longer locked behind a successor reaching 65 readiness.
• Institutional governance is now based on the maturity of your family office: an established Headquarters, verified CEO Mode, and an active office.
• The Founder’s Charter can now be established even if your current successor is still developing or may never reach the Dynasty ceremony threshold.
• Board Formation now works with either a leased or owned Headquarters, provided the other requirements are met.
• Locked governance options now show their exact requirements, your current status, and where to go next instead of simply remaining unavailable.
• Successor readiness still matters for the Dynasty ceremony and succession outcomes, but it no longer blocks normal governance or eventual succession.
• Heir screens now show current readiness, the 65-point Dynasty threshold, and projected maximum readiness. If the current development path cannot reach 65, the game now explains that clearly without implying your save is stuck.
• Corrected the philanthropy progression so players are no longer prematurely directed toward a Donor-Advised Fund path that is not currently implemented.
• Foundation guidance now appears at the proper point after Board Formation.
• Added additional safety checks around Foundation and Capital Reserve Policy establishment to prevent invalid or duplicate progression.
• Corrected Foundation contribution wording to reflect the actual annual December contribution schedule.
Existing saves are supported. You do not need to restart your family office for these changes.
• Rent Roll “Above Market” and “Below Market” filters now use the same market comparison shown in the Rent Roll itself.
• Small rent differences are now classified correctly instead of requiring roughly a 5% variance before appearing in the Above Market or Below Market filters.
• Added proper “At Market” classification for occupied units matching market rent.
• Employee text conversations are now separated by the individual employee rather than being grouped only by job role.
• Multiple employees with the same role will now maintain their own message threads, decisions, and review history.
• Historical messages are preserved conservatively. Where an older message cannot be safely attributed to one specific employee, it remains in a shared legacy thread rather than being guessed.
• Departed employee message history remains available where appropriate.
Thank you to the players who provided saves, screenshots, and detailed reproductions for both of these issues. Those reports were used directly to validate the corrections.
• Estimated income tax is now calculated from 20% of prior-year taxable income and divided across the April, June, September, and December installments.
• Corrected a year-end history issue that could use the wrong December activity when establishing the following year’s estimated-tax basis.
• Existing saves with sufficient clean history will now reconcile an affected prior-year taxable-income basis automatically.
• If a player already overpaid an estimated-tax installment because of that stale basis, the difference is preserved as a credit toward the next successful estimated-tax payment rather than rewriting historical transactions.
• Accounting → Tax Strategy now provides clearer information around the prior-year basis, quarterly estimate, payments, and any carryforward credit.
• Improved Accounting and Headquarters layouts across 100%, 110%, 125%, and 150% UI scaling.
Historical tax transactions are not rewritten, and skipped installments are not retroactively collected.
Thank you to everyone who has been sending saves and detailed reports. Several of those saves were used directly to reproduce and validate these corrections.
A new Family Office Simulator update is now live. This update focuses heavily on long-running saves, succession continuity, financial progression, and safer save migration.
Key changes include:
• Older completed successions are now recognized correctly and remain stable across saving and reloading.
• Succession completion and Permanent Dynasty qualification are now treated separately. A completed succession will no longer incorrectly grant—or incorrectly serve as—Dynasty, Founder’s Charter, Board, or institutional-governance qualification.
• Net worth now consistently uses debt-adjusted values across the Dashboard, Balance Sheet, banking progression, legacy progression, and year-end calculations.
• Mortgage balances and outstanding lines of credit are properly deducted before Premier Banking, Single Family Office, and related progression checks occur.
• Historical Premier Banking or SFO messages created by older calculations may remain in a player’s history, but they will no longer incorrectly qualify the current game state.
• Cash and savings balances now preserve cents during legacy-save migration.
• Save loading is now transactional. A save must validate and migrate successfully before it can replace the active game state, providing stronger protection against malformed or incomplete saves.
• Additional safeguards were added to prevent duplicated succession letters, Chronicle entries, ceremonies, estate effects, unlocks, and reputation changes.
This update was tested against the actual saves provided by players who reported the succession and net-worth issues. Thank you to everyone who submitted saves, screenshots, and detailed reports. Those files made it possible to reproduce and correct the underlying problems without guessing.
As always, please continue reporting anything that does not behave as expected.
• Fixed cases where saves that had already completed a valid succession could remain locked out of the Founder’s Charter and governance progression.
• Strengthened succession and dynasty-state recovery for older saves while preventing invalid saves from receiving unintended governance access.
• Fixed the regression affecting month-to-month renewal controls.
• Added additional save/load safeguards around succession, governance, and related continuity records.
Existing saves are supported, and no restart is required.
Players whose founder is still alive and who have not yet completed a valid succession will remain subject to the normal heir-readiness requirements.
Unit Turns and Vacant Units
Vacant residential and storage units now move through a proper make-ready process before they can be leased again.
You can choose Basic, Standard, or Premium turn scopes, set portfolio defaults, and control the asking rent used when the completed unit returns to the market.
Occupied Rent Management
The Rent Roll now supports individual and bulk occupied-rent changes, including:
- Setting an exact target rent
- Increasing or decreasing rent by a dollar amount
- Applying a percentage adjustment
- Aligning storage rents across a property
- Updating the default asking rent for vacant storage units
The preview shows when each change becomes effective and highlights tenant move-out risk before anything is committed.
Large Rent Rolls now use pagination and preserve your selected property, page, filters, tenants, scroll position, and keyboard focus after changes.
Dynasty and Governing Documents
Fixed a progression issue that could permanently lock qualified second- or later-generation family offices out of the Founder’s Charter, Board, Foundation, and other governing documents.
Completed generational succession now permanently establishes the dynasty for governance purposes. Existing affected saves are repaired automatically when loaded.
Players do not need to restart, replace their heir, or recreate their office.
Headquarters now also shows clearer information about permanent dynasty status, current-generation successor readiness, heir readiness, and any remaining governance requirements.
Succession Warning Visibility
Important succession decisions can no longer become buried beneath routine monthly reports.
Unresolved succession items now receive an Action Required marker, remain prominent in Messages, and can be returned to directly with a dedicated button.
Seller Negotiations
Sellers now require meaningful movement during counteroffers. Repeated token increases may cause the seller to hold firm or end negotiations rather than guaranteeing a discounted purchase.
Additional Reliability Fixes
This update also includes additional corrections for HQ ownership and upgrade accounting, HQ persistence and refresh behavior, and durable save confirmation around important decisions.
Thank you to everyone who sent saves, screenshots, detailed reproduction steps, and honest feedback. Several parts of this update came directly from those reports.
Changes include:
- Manual saves now wait for durable completion before showing “Saved just now.”
- Save-slot data and metadata are verified together.
- The game now waits for pending saves before returning to the menu or closing.
- Save failures display a clear error instead of silently reporting success.
- Failed saves can be retried without repeating month-close actions or transactions.
- Existing saves and Steam Cloud file locations remain fully supported.

Headquarters
Leased Headquarters can now be purchased at their current tier, including the maximum HQ tier.
Existing lease deposits are credited correctly when purchasing the building.
HQ upgrades now save properly and remain in place after exiting and relaunching the game.
Fixed an issue where the Headquarters Close control could disappear after selecting governance decisions or changing the HQ.
Governance
Players with a leased maximum-tier HQ are no longer permanently blocked from Board and Foundation progression.
Board formation still requires an owned HQ and either a Controller or COO.
Succession clarity
Dashboard heir readiness now uses the same three-skill average as the Dynasty system.
The Dashboard now shows the 65-readiness threshold needed for Dynasty progression.
Existing saves are supported. You should not need to restart your game.

Fixed HQ upgrades so the value of an owned headquarters is properly credited when moving into a leased office.
Fixed leased HQ upgrades so refundable deposits are correctly included in affordability calculations.
Refundable HQ lease deposits are now consistently recognized as an asset. Players with an existing leased HQ may notice a small increase in displayed net worth.
Fixed duplicate legacy staff identities that could cause repeated raise requests under the same visible name.
Improved name variety for newly generated staff candidates.
Updated older saves to replace remaining registered real-world commercial tenant names with fictional identities.
Corrected eviction summaries when an affected unit is re-leased during the same monthly close.
Cleaned up stale Unit Turn statuses that could show occupied units as available.
